We are so confident in our level of service, that we offer a no-strings-attached cancellation policy. For the first 90 days, you may cancel without any cancellation fees whatsoever. After 90 days, you will have clear insight on how we operate. We strive for 100% satisfaction, and anything less is a failure in our eyes.
Over 40% of potential renters have some sort of pet. Most property owners would prefer NOT to rent to tenants with a pet. While there are times that a pet can cause damage, strictly outlawing pets takes away 40% of the potential tenants looking for a property like yours.
When an applicant submits their pet information, they are required to provide us a report from PetScreening.com. These reports verify shots, past behavior, breed, etc. In addition, we verify veterinary bills and speak to past landlords regarding animal damage from this pet.
In an effort to assist our owners, we have an exclusive $2,500 pet guarantee. If we accept a tenant with a pet, we cover the first $2,500 above the security deposit for any damages as a direct result of the approved pet.
12-Month Tenant Placement Guarantee
If for any reason a tenant we selected leaves within the first 12 months, we will give you 6 months of free management services. Although our eviction rate is less than 1%, we take pride in our level of screening and background checks. We have a proprietary formula to assist in identifying long-term tenants. Our history indicates that over 95% of our tenants stay beyond 18 months, much higher than the industry average.
